A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property, and is will identify defects within specific systems and throughout the home. A general home inspection will not reveal every issue that exists or ever could exist, but will provide the home buyer with insight into issues and problems that may arise. Below are a few of the 350+ items that we will review with you:
Structure – A home’s structure impacts how the property stands up to weather, gravity, and the earth. Structural components, including the foundation and the framing will be inspected.
Garage – Walls, Fire wall, operation of garage doors, hardware…
Roofing – A well-maintained roof protects from rain, snow, and other forces of nature. we will take note of the roof’s age, conditions of flashing, roof draining systems (pooling water), buckled shingles, loose gutters and downspouts, skylight, chimneys, roof covering, soffits and fascia.
Plumbing System- We thoroughly examine the water supply and drainage systems, water heating equipment, and fuel storage systems. Drainage pumps and sump pumps also fall under this category. Poor water pressure, banging pipes, rust spots, or corrosion can indicate problems.
Electrical – Safe electrical wiring is essential. We will look for the condition of service entrance wires, service panels, breakers and fuses, and disconnects as well as all outlets throughout the home, lights, switches, GFCI and ArcFault breakers when installed.
Heating and Air Conditioning – The home’s heating system, vent system, flues, and chimneys will be inspected. We will look at the age of water heater, whether the size is adequate for the house, speed of recovery, and energy rating, furnace Air Conditioner, Heat Pump, ducts, and fireplaces…
Interior - Walls, windows, ceiling, floors, counters, cabinets, and doors…
Ventilation & Insulation – To prevent energy loss, we will check for adequate insulation and ventilation in the attic and in unfinished areas such as crawlspaces. Also we will look for proper, secured insulation in walls. Excess moisture in the home can lead to mold and water damage.
